The Cheapest Part, and the One That Matters Most Here

Dakotasungardenswinery works on garage doors across Long Beach and specialises in the part nobody photographs: the seals. We are on Redondo Ave in the 90804 ZIP.

We ended up focused on this because of what we kept finding on other jobs. A door needing a section replaced, with a bottom seal that had been cracked and flat for years. The rust did not come from the sea air alone. It came from water sitting in the bottom channel because the seal stopped closing, with salt in it, quietly working through the steel from the inside of the seam.

A seal costs very little. A bottom section does not, and if the door model has been discontinued it can force a whole new door.

What We Look At

The bottom seal, the two side strips, the top strip, and the joint seals between panels. Then the floor, because on a settled or cracked slab no bottom seal will close the gap on its own and a threshold bonded to the floor is the actual answer.

What We Will Tell You

If the seal has been gone long enough that the section above it has already corroded, we will say so and show you. Sometimes it is cosmetic and a new seal stops it getting worse. Sometimes the steel is gone and a seal is closing the stable door.
